Gulf Stream, Florida

Gulf Stream is quiet by design. Canopied roads, meticulously maintained landscapes, and a sense of quiet elegance define this exclusive seaside town, with an architectural tradition set by Mizner and Volk. Free from commercial development and protected by its own police department, Gulf Stream has carefully preserved its residential character. Life here is unhurried, private, and deliberately out of view. With fewer than a thousand residents, inventory rarely comes to market, and sales are defined by provenance rather than volume.

Where people live

The oceanfront estate section, east of A1A. Direct-ocean estates on North Ocean Boulevard. Frontage parcels rarely come to market, and when they do the buyer is usually already known.

The Core. The circular neighborhood at the center of the town, running from the ocean to the Intracoastal and taking in both, along with everything between them. Bermuda houses from the nineteen fifties and sixties stand beside recent construction, and almost all of it is bespoke, most of it built in the Bermuda idiom the town is known for.

Hidden Harbour. Estate-size parcels on the Intracoastal, set south of the golf club. This is where privacy is the purchase. Frontage, dockage, and the depth of the lot decide the number, and the houses are rarely visible from the road.

Driftwood Landing. A small enclave reached from Pelican Lane, on the Intracoastal side of North Ocean Boulevard and a few blocks south of the golf club. Most of the parcels are on the water, the lots run to roughly an acre, and the beach is a walk rather than a drive. The original houses date to about 1980, and much of what stands there now has been rebuilt or substantially reworked.

What governs what you can build

Gulf Stream maintains its own Design Manual and an Architectural Review and Planning Board, and between them they constrain mass, height, and style in ways the zoning table alone will not tell you. Any question about tearing down and rebuilding runs through the Design Manual first.

If you are buying with a renovation in mind, that review is the opening conversation rather than the closing one.

How houses trade

Quietly. Buyers here tend to know the town already, and the marketing that works is a phone call rather than a campaign. Off-market and whisper listings are normal and expected. In a typical month the town records a low single-digit number of sales, which means a monthly median here is not a trend, it is one house.
